2026 Mortgage Loan Limits: Sacramento, Placer & El Dorado
Find the 2026 one-unit conforming limit and understand why loan limits are not the same as your personal buying budget.
Check year, county, program and unit count
FHFA lists a 2026 one-unit conforming limit of $832,750 in Sacramento, Placer and El Dorado counties. A two-to-four-unit property or a different county needs its own lookup. FHA, VA and assistance-program requirements are not interchangeable with this figure.
A limit is not an approval
Your financing depends on the lender’s review of your scenario. A loan below a conforming limit can still have eligibility or pricing differences. A loan above it may call for another structure, not an automatic denial.
Review local assistance resources and a full ownership-budget example. Ask for a current written comparison if you are close to a program boundary.
