First, line up the assumptions
Ask whether each offer uses the same property, loan amount, loan type, term and intended occupancy. Confirm dates and lock status before treating price differences as comparable.
A plain-English Loan Estimate walkthrough
- Page 1: the loan and payment. Check the terms and whether amounts can change. Separate principal and interest from the projected total payment; ask what taxes, insurance or other expenses are excluded.
- Page 2: where the cash goes. Compare points, lender charges and credits separately from third-party costs, prepaids and escrow funding. Reconcile cash to close with deposits and other credits.
- Page 3: comparisons and details. Review the comparison figures and additional terms. Ask how the costs fit the time you expect to keep the loan—not just its full term.
Questions to ask either lender
- Are these the same loan amount, term, program and property assumptions?
- Which figures are estimates, and which have been confirmed?
- Is the rate locked? When does the lock expire, and what happens if closing is delayed?
- What am I paying in points and lender charges, net of lender credits?
- What makes the full payment different from principal and interest?
- Why do cash-to-close amounts differ between offers?
- How would points compare if I sell or refinance sooner? Refinancing is not assured.
- Can the rate or payment adjust, or is there an interest-only period, balloon or prepayment penalty?
- What conditions still need to be met before closing?
